Whether you are looking to add value to your home so you get the best selling price for it, or you simply want to boost the value of your property, there are things you can do that can make a real difference.

Based on advice from property guru Phil Spencer, here we share some of the top tips from the infographic

Convert your loft

Converting your loft can typically increase the value of your home by 12.5%.

With the average house price in Ashby-de-la-Zouch standing at £245,001 last year, this means a loft conversion may typically add a whopping extra £30,625 to the value of an average-priced home!

Extend, extend, extend

Similarly, adding a conservatory will boost the value of your home by 6.7% (that is around £16,415 based on the above local average home value) or an extension by 11% – equivalent to £26,950.

Smaller projects

If the thought of a loft conversion or adding a conservatory is too large a project to consider, there are other, less major, ways you can still easily improve your home – and increase its value:

• Redecorate – a simple lick of paint can add around 2.6% to the value of your home (£6,370)
• Get a new bathroom and up the value by 2.88% (£7,056)
• Jazz up your driveway and boost the value of your property by 2.25% (£5,512)

Of course, these amounts are approximate, based on the value of an average property in this area, and not taking in to account the cost of getting the work done. But they do show you what opportunities you may have to improve your home and its value!
